This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with the updated construction plan set. Consider using a design professional if unfamiliar with construction documentation. Provide a clear and concise construction plan set. Provide a floor plan showing each proposed room with labeled function (bedroom, family room, etc.). Include the identification of adjacent rooms with door or window openings leading into the proposed space. Show if any existing openings between rooms require alteration. SECTIONS - DETAILS: 1. Provide a wall cross-section detail showing existing and proposed features including a foundation, framing, sills and anchoring, R106.1. 2. The cross-section detail requires a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-30 when extended over the top plates. MECHANICAL PLANS: 1. Show both the heating and cooling system size/rating accordance with M1401.3, M1601.1. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 2. Show a wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. 3. Notate interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors with combination type arc-fault circuit interrupters, E3902.16.
