PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes.

Provide a response letter on separate file when submitting the updated construction plan set.

Place sheet numbers on each page of the construction plan set and place into a single PDF file.

Structures built without a permit may require alteration for building code compliance.

Provide a clear and concise construction plan set. Sample drawings for a wooden Patio Cover are similar to the Porch Sample. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits

A detail for a wall assembly is contained within the Addition Sample.

STRUCTURAL PLANS:

1. The beams and rafters are sized for supporting live and dead structural loads for a patio cover (Table R602.7(3)), but not for a balcony. The support structure above the patio cover may not be used for a balcony railing until the beams and rafters are sized for supporting appropriate live and dead loads.

SECTIONS - DETAILS:

1 Show reinforced footing dimensions required for post/beam construction, R403.1.1.
2 Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1.
3 Provide structural roof sheathing and fastening in compliance with Table R602.3 (1).
4 Notate the removal of stucco between the ledger and wall studs, R606.11.
5 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.
6 Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5). The weep screed may extend with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). A single family residence is a permitted use in this zone (Table 4.8-2).

1. Provide perimeter yard setbacks from the post supporting the propose patio cover to the adjacent property lines.

2. Zoning was not able to find approved compliance review documents for the gazebo shown on the plan. Either provide copies of the approved documents or include the gazebo in this permit. If you include it in this permit provide the perimeter yard setbacks and the height of the structure on the plan. Required setbacks are 3’-0”. If any of the setbacks are less than 3’ at a minimum a neighbors setback waiver is required. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
