This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. Provide a response letter on separate file when submitting the updated construction plan set. Field welding requires a special inspection request form for review with the permit plans, R109.2. Provide a certified inspector seal on the form found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Inspections SITE PLAN: 1. Indicate the location and size of buildings, utility meters and lines, R106.1.1. Show the utility lines requiring upgrade or replacement. STRUCTURAL PLANS: 1. Provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the 2018 IRC, R301.1. | 07/30/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0624-03752 3522 S LOGAN AV. – R-1 Carport (1st Review) TRANSMITTAL DATE: July 30, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” =20’. Provide the scale on the plan. b. Provide a lot coverage calculation on the plot plan. c. The east/west is not correct and should be 100’, see final plat found at: https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=25025. d. Provide the legal description, “ESSEX GARDENS EAST LOT 6” on the plot plan. e. Show all utility lines on the plot plan. f. Provide a dimension from the center line of Logan to the face of curb, where pavement meets the concrete, and from face of curb to the east property line. Per Paving Plan I-77-037 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-77-037. The distance from center line to face of curb is 15’ and from face of curb to property line is 10’. g. Indicate the zoning of this parcel and all adjacent parcels on the plot plan. 2. It is not clear if the proposed carport is attached to the residence or detached. 3. If detached per UDC Article 6.6.3.C a detached accessory structure greater than 400 sq. ft. is not allowed in the front yard and would require a Board of Adjustment for Variance. 4. If the carport is attached to the residence per UDC Article 6.4.5.C.1.a the minimum street perimeter yard setback is 20’-0”, proposed street setback is 2’-0”. Depending on how comment 2 is addressed will determine what process is needed for the reduced setback. If the carport is attached to the residence no Variance is required and a Design Development Option (DDO) will be required to reduce the street perimeter yard setback, If the carport is detached the Board of Adjustment for Variance will be required and the reduced setback can be processed via the variance process.
