Code reference, 2018 International Residential Code (IRC), 2017 National Electrical Code (NEC).

1. Provide a Grounding Electrode System at the detached structure per NEC 690.47.
2. Show the Grounding Conductor’s connection at the modules, mounting and metal support structure.
3. Show grounding details for the mounting equipment and metal support frame, NEC690.43.
4. Note on the plans that all underground electrical shall comply with E3803 for minimum burial depths.

5. Where live parts of electrical equipment are operating at 50 to 1000 volts, such equipment shall be guarded against accidental contact by approved enclosures or other approved means, NEC110.27(A).
6. Where subject to physical damage, conductors, raceways, equipment, and cables shall be protected. The ground mounted system is in the front yard near the vehicle driveway. NEC 300.4 Protection Against Physical Damage, NEC110.27(B) Prevent Physical Damage.

NOTE: Documentation of a cost estimate from your contractor will be required if this project involves any reconstruction, repair, rehabilitation, structurally connected addition, or other improvement of an existing structure (including TIs and solar). Construction of separate builds/new structures does not require a cost estimate to be provided. Construction of new buildings require elevation one foot above the base flood elevation, which may require that the foundation of the building be raised as much as two feet above the existing elevation onsite. Storage buildings with no utilities may be wet floodproofed using flood vents. For all new construction buildings, two elevation certificates must be filled out by a registered land surveyor and submitted to the City, one before the foundation is poured and one after construction is completed.
Instructions:
1. Navigate into the current project in the “My Work” tab. Within the permit, navigate to the “Sub-Records” tab and click “Apply” on the Floodplain Use Permit Sub-Record
2. Locations -> Confirm the location is accurate to the project. Click “Next”
3. Type -> Fill in the “Square Feet” and “Valuation” boxes with the project area and a contractor-provided cost estimate (See note above: for new structures, input 0). Click “Next”
4. Contacts -> Confirm contacts and add any additional contacts if applicable. Click “Next”
5. More Info -> This will be filled in by the engineer assigned to your case, Click “Next”
6. Attachments -> Please attach the project plan, supporting documentation for the cost estimate (if applicable), and a drainage/hydrology report (if applicable). Click “Next”

TRANSMITTAL DATE: July 22, 2024

Comment: Provided a detailed comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal.

This site is located in the R-3 zone (UDC 4.7.12). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. A lot coverage calculation.
b. Plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’.
c. The north/south property dimension is not correct and should be 120’
d. Provide a dimension from the centerline of Monte Vista to the face of curb and from the face of curb to the north property line.
e. Provide the square footage of the proposed solar structure.

2. Provide fully dimensions elevations for the proposed shed so that perimeter yard setbacks can be determined. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A.

3. Based on current aerial photos the shed shown on the plans shows up some time after 2010, Zoning was not able to find approved permit documents or compliance review documents for this shed. A zoning violation with be turned into Code Enforcement for the shed. Zoning recommends that you inform your client about this.
