This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. 1. Comment: Upon reviewing the previous approved permit T09CM01351 for this property, it appears your new bedroom suite addition would increase the total number of bedrooms to 5. The definition of a bedroom is an enclosed room that has a minimum of 60 square feet and has access to the exterior of the building in compliance with the International Building Code (IBC). The “family room” on the approved plans for T09CM01351 meets the definition of a bedroom. Per UDC Table 7.4.4-1, UDC 4.9.7.B.7., an additional parking space will be required. You have 2 options: A. Update your floor plan diagram to show there are not 5 bedrooms in the house, or B. Update the site plan to include this required parking space. The third parking space cannot be located within the front yard buildable area (beyond the front façade of the garage). Also, please update the vehicular use area and total lot coverage to include these calculations.
