This letter reflects comments to be addressed. To facilitate a shorter back-check time, we request that you please provide revised plans and calculations, clouding any changes, along with a written response to each of the noted items indicating the action taken. The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. Deferred Submittals: None. Special Inspections: Concrete. ARCHITECTURAL COMMENTS Sheet C1 1. Note on the cover of the drawings that special inspection is required for concrete (based off 3,000psi strength indicated on Sheet S-3.). Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form. Sheet A1 1. Please review the door schedule with the floor plan. There are multiple openings not scaling to the indicated width on the door schedule. For example, the Mark C door is indicated as 3’-0” but when measured at ¼” = 1’ the width of the opening is 2’5” at the laundry and 2’7” at the master bedroom. This occurs in multiple other locations with other marks also. Please revise. 2. Door F does not meet the minimum width of 30” required between the door face and stop for the accessible route. [Ref. Inclusive Home Design Ordinance Sec. 1003.5.2.1] 3. The plans indicate conflicting lateral bracing methods. There are multiple instances where Method WSP looks to be used for intermittent wall bracing compliance with Section 602.10.5 of the 2018 IRC but also indicates a shear wall ‘SW-1’ on top of it. Please note that shear walls are not prescriptive of the IRC but instead are designed under the IBC section 1604.8.2 with engineered analysis. Is the intent of these shear walls to be considered continuously sheathed in accordance with 2018 IRC Sec. R602.10.4.2? If so, please use either continuously sheathed or intermittent bracing in this location. Please clarify and revise. 4. The WSP braced wall panel indicated at the entry exterior wall on the left of the 14’ opening is only 48”. To meet compliance with Section R602.10.5 for WSP intermittent bracing the required minimum panel width for 11’ walls are 53”. Please revise. Sheet A-2 1. Attics containing appliances shall be provided with an opening large enough to remove to allow removal of the largest appliance but not less than 30” high and 22” wide. Please provide the attic access location. [Ref. IRC 2018 Sec. 1305.1.2] STRUCTURAL COMMENTS Sheet S-2 1. The RFPI 20 12” joists referenced at the garage are not listed in the ESR Report. Are these joists supposed to be the 11 7/8” series? If so, the max span of 20’ is exceeded. Please revise. 2. Please specify wood species for the wood frame construction. [Ref. IRC 2018 Sec. 802] 3. The steel tube beams and columns are outside of the prescriptive requirements of the 2018 International Residential Code. Please provide engineered analysis for the proposed structural design. [Ref. IRC 2018 Sec. R301.1.3] 4. The 3x8 wood joists are outside of the prescriptive requirements of the 2018 International Residential Code. Please provide engineered analysis for the proposed structural design. [Ref. IRC 2018 Sec. R301.1.3] 5. Please indicate the size and spacing of the I-joists in the ‘Family Room’ as it appears to differ from the great room. 6. The ‘M. Bath’ and ‘M. Bed’ I-joists are indicated as 16” on center but the joists are shown as 24” on center. Please revise. 7. Please indicate the size and spacing of the joists in ‘Bath 2’. Sheet S-4 1. Please provide a detail for the steel tube column to steel tube beam connection. MECHANICAL COMMENTS Sheet M-1 1. The mark ‘AH’ indicated on the mechanical plan is not included in the mechanical schedule. Please revise. PLUMBING COMMENTS Sheet C1 1. Please indicate cleanouts at intervals not to exceed 100’ for the building sewer and at all changes of direction greater than 45 degrees. [Ref. IRC 2018 Sec. P3005.2.2 & P3005.2.4] 2. The horizontal line from the building sewer to ‘Bath 2’ is not shown as indicated on Sheet P1. Please revise and add cleanout at the junction of building sewer ti building drain. [Ref. IRC 2018 Sec. P3005.2.3] ELECTRICAL COMMENTS Sheet E-1 1. The load calculations do not include the minimum 3,800 volt-ampere PV electrical load in accordance with the City of Tucson Solar Readiness Ordinance. Please revise. 2. Please provide at least one EV Read Space. This shall include a designated parking space provided with one 40-ampre minimum 208-volt or 240-volt dedicated single phase branch circuit for EVSE servicing electric vehicles within 10 feet of the proposed parking space. The branch circuit shall be identified as “EV Ready” and electrical load calculations shall demonstrate that the electrical system has load capacity to accommodate EV charging load. [Ref. IRC 2018 Sec. N1104.2.1 & N1104.2.2] 3. The panel names are conflicting between the power plan, one-line, and panel directories. Please correlate and revise. 4. Please provide at least one wall switch or integral switch-controlled lighting outlet in the attic near the equipment. [Ref. IRC 2018 Sec. E3903.4] 5. Please indicate carbon monoxide detectors installed outside each separate sleeping area in the immediate vicinity. [Ref. IRC 2018 Sec.
