This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9. 1. This comment was not addressed. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Building-Safety/Plan-Examples/Plot-Plan-Example. Until the required plot plan is provided Zoning cannot determine if the following comments are addressed correctly. 2. Provide fully dimensions elevations for the proposed shed so that perimeter yard setbacks can be determined. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Where the wall meets the eave of the roof. 3. Based on current aerial photos there is an addition to the north side of the house that shows up some time after 2020, Zoning was not able to find approved permit documents for this addition. Either provide approved permit documents or include the addition in this permit. If included provide all required permit documents for the addition.
