| 08/02/2024 | Site Zoning | REQUIRES RESUBMIT | FROM: PDSD Zoning Review Section PROJECT: TC-RES-0624-03589 2836 N EAST PLAZA DR. – R-1 Metal site fence (2nd Review) TRANSMITTAL DATE: August 2, 2024 COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. This comment was not addressed correctly. The south property line is 10’ from the face of curb along Florence not 8’-8”. The plot plan shall include a dimension from the centerline of Florence Dr. to the face of curb, where pavement meets the concrete curb and from face of curb to the south property line. Based on Paving Plan I-652 found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-652, the distance from centerline of Florence Dr. to the face of curb is 15’-0” and from face of curb is 10’-0” 2. The property boundary is not shown correctly. The parcel is a rectangle with a spandrel, curve, at the southwest corner. Review the Miramonte final plat found at: https://gis.pima.gov/maps/subdiv/select.cfm?bkpg=08007&seqnum=, and provide the correct shape for the pacel. 3. The lot width shown for the east property line is not correct and should be 90’-0”. Review the Miramonte final plat listed above and provide all dimensions for all property lines. 4. Per the Miramonte final plat there is a 5’ utility easement that runs along the east property line. Show this easement on the plan. 5. The alley shown on the plot plan is not an alley but the easement listed above this 5’ are is part of your property. It appears that the proposed fence is located within the easement. Written approval allowing you to place the fence within the easement is required from all utilities that have rights to this easement. 6. If any of the proposed fence is located within the right-of-way (ROW) along Florence Dr. you must contact COT Department of Transportation and Mobility and secure written approve to allow the fence within the ROW. The Unified Development Code (UDC) can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code. If you have any questions about this transmittal, please contact Zone1.desk@tucsonaz.gov. |
