PROJECT: TC-RES-0624-03589
2836 N EAST PLAZA DR. – R-1
Metal site fence (3rd Review)

TRANSMITTAL DATE: August 26, 2024

COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. Zoning acknowledges that you revised the property dimension to 90’ but you show the “New Fence Width” of 92.5’, which is not possible as your proposed fence cannot cross outside of you property boundary. The lot width shown for the east property line is not correct and should be 90’-0”. Review the Miramonte final plat listed above and provide all dimensions for all property lines.

2. This comment was not addressed correctly. The 5’ easement is on your propertyy. Per the Miramonte final plat there is a 5’ utility easement that runs along the east property line. Show this easement on the plan.

3. This comment was not addressed. The fence is located within the easement and approvals from all utilities are required. The alley shown on the plot plan is not an alley but the easement listed above this 5’ area is part of your property. It appears that the proposed fence is located within the easement. Written approval allowing you to place the fence within the easement is required from all utilities that have rights to this easement.
