COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the HLRX-1 zone (UDC 4.7.6). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1).
1. Provide a perimeter yard setback from the proposed Shop with Viewing Deck to the south property line. It does not appear that the south permit yard setback of 20’-0” (UDC Table 6.3-1.A) is met. If this setback is not met it can be dealt with in one of two ways, 1) waiver by Historic Review of, 2) Provide a neighbors setback waiver, (UDC Article 6.6.2.D). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):

2. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure. Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. Provide a calculation on the site plan that provides the gross floor areas of the existing dwelling and the total gross floor area of the shop & garage. If the shop and garage floor area exceeds the 50% a Board of Adjustment for Variance will be required to be submitted and approved prior to approve of this plan

COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).
