COMMENTS: Resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the HLRX-1 zone (UDC 4.7.6). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-1). As no plans were submitted the following comments still apply./ 1. Provide a perimeter yard setback from the proposed Shop with Viewing Deck to the south property line. It does not appear that the south permit yard setback of 20’-0” (UDC Table 6.3-1.A) is met. If this setback is not met it can be dealt with in one of two ways, 1) waiver by Historic Review of, 2) Provide a neighbors setback waiver, (UDC Article 6.6.2.D). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s): My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.
