The scope of this review covers the architectural, structural, plumbing, mechanical, and electrical designs as they relate to the codes adopted by the jurisdiction. All features were checked only to the extent allowed by the submittals provided. ARCHITECTURAL COMMENTS

Sheet G0.0

1. The plans indicate that pre-engineered wood trusses will be provided as part of deferred submittal. Please list on this sheet as a deferred submittal and include the following notes:

PER IBC Section 107.3.4.1
<Name of Registrant>, the registered design professional in charge shall be responsible for reviewing and coordinating submittal documents prepared by others, including phased and deferred submittal items, for compatibility with the design of the building.

PER IBC Section 107.3.4.2
Submittal documents for deferred submittal items shall be submitted to the registered design professional in responsible charge, who shall review them and forward them to the Building Official with a notation indicating that the deferred submittal documents have been reviewed and that they have been found to be in general conformance with the design of the building.

2. Note on the cover of the drawings that special inspection is required for earthwork, concrete, and epoxy and expansion anchors. Also, provide City of Tucson special inspection certificate(s) with Parts A and B completed. Make sure that the owner or their legal representative signs the form.

Sheet A1.1

1. The door at the storage room is indicated as 24” x 80”. This door must be a minimum 30” wide as it is part of the accessible route to connect all spaces and elements of the dwelling unit. [Ref. Inclusive Home Design Ordinance Sec. 1003.3.1]

2. The braced wall panel at the front of the townhouse labeled SW3 does not meet the minimum requirement for wall bracing method WSP. The WSP wall bracing method requires a minimum 48” panel. The proposed panel is only 29”. Please revise. [Ref. IRC 2018 Sec. Table R602.10.5]

1. Braced wall lines with a length of 16’ or less are required to have one braced wall panel 48” in length or two braced wall panels of any length less than 48” in accordance with Table 602.10.5 of the 2018 International Residential Code. The 15’8” braced wall lines in the front of the townhouses do not meet this requirement. [Ref. IRC 2018 Sec. 602.10.2.3] {The braced wall panels indicated on the front of the townhouses all occur at the service enclosure which splits the braced wall panels due to the penetration of the service panels.}

2. A braced wall panel must begin within 10’ from each end of a braced wall line. Multiple locations at the front of the townhouses that exceed 10’ from each braced wall line. [Ref. IRC 2018 Sec. 602.10.2.2]

3. The distance between adjacent braced wall panels must not exceed 20’. The braced wall panels indicated at the front of the townhouses exceed 20’ between adjacent panels. [Ref. IRC 2018 Sec. 602.10.2.2]

4. The common wall between the townhouses on this sheet conflicts Detail D2 on Sheet A5.2. The common wall on this sheet indicates studs spaced evenly and the studs on Detail D2 are stagged. Please revise.

1. The proposed firewall exceeds the prescriptive maximum laterally unsupported wall height. Please provide an engineered design. [Ref. IRC 2018 Table R602.3(5)]
2. The plans indicate the proposed roof trusses exceed the maximum distance from the top plate to the top of roof trusses of 4’ for braced wall panel connection to trusses. Please provide an engineered design for diaphragm blocking. [Ref. IRC 2018 Sec. 602.10.8.2(2)]

3. Wood sole plates of braced wall panels at building interiors shall be anchored to the foundation with minimum ½” diameter spaced not grater than 6’ on center and extend not less than 7 inches into concrete. Detail A5 indicates the use of powder actuated pins at the common wall (braced wall panel). Please revise. [Ref. IRC 2018 Sec. 403.1.6]

1. The listing number indicated on Detail D2 for the fire wall assembly is incorrect. This assembly is not for staggered studs and is from the 2003 edition of the Gypsum Fire Resistance Design Manual. Please provide a listed rated assembly for the design indicated from the 2021 version of the manual (latest version).

2. Detail D2 indicates that if spaced less than 24” apart then UL listed putty pads are to be used for electrical boxes. The design indicates staggered studs which means the boxes all communicate within the same stud cavity. Listed putty pads are required for all electrical boxes in the wall. Please revise. [Ref. IRC 2018 Sec. R302.4.2]

Resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

This site is located in the R-2 & the C-2 zone (UDC 4.7.9 & 4.7.21). A multifamily use is a permitted use in this zone (Table 4.8-2 & 4.8-4). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. The development package sheets provided in the building plan set either need to be the stamped approved plans, marked for reference only, or removed from the building set. If you elect to mark for reference only do not mark the utility plans and if you elect to remove the plans leave the utility plans in the so Plumbing can review.

2. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. Based on the height dimension 24’-6” provided on section A3/A5.1 plus 6” added to design grade the minimum setback from the high wall along the west property line is 18’-9”, but as no setback dimension was provided from the high wall to the west property line on development package TD-DEV-1223-00497, Zoning cannot verify if the setback met. The DP will need to be revised to show the needed perimeter yard setback dimension.
