A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample plot plan. Label the zone for this address and all adjacent zones on the site plan. Setbacks shall be identified from all parcel lines to the proposed project. Comment: Provide the total lot coverage calculations. Per UDC article 6.4.3 lot coverage shall need to include the area of a lot covered by buildings, storage areas, including dimensioned Vehicular use areas. 3. Comment: Add all room names to the site plan. (Need to verify the number of total bedrooms in the existing dwelling) 4. Comment: Draw, label, and dimension the wall height on the elevation sheet per UDC 6.4.4. (The height should be measured from design grade (from ground to tallest point).) 5. Draw, label, and dimension the back of curb to property line (11 feet) and the center line (25 feet) of E Holmes ST to the property line as depicted on the sample plot plan. Comment: Additional comments may be forthcoming on the next review based on the proposed use for the addition and applicable use specific standards.
