This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9

COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed.


1. Comment: It appears the Keynotes section are not accurately depicted on the site plan. Correct the labeled keynotes on the site plan. (Example, keynote 7 on the site plan is labeled on two locations. One of them being the property line but should be labeled on the edge of paved roadway, as noted on the plan.)
2. Comment: Label on the site plan the zone (R-1) and all the adjacent property zones (R-1). Or show a zoning detail of this properties zone and all adjacent property zones.
3. Comment: Draw, label, and dimension the face of curb to property line (15’) and center line of S Via Elnora (30’) to the property line. (Face of curb is where the face of the pavement meets the curb.)
4. Comment: Additional comments may be forthcoming on the next review based on the proposed use and applicable use specific standards.
