The following comments are relative to an application for a Board of Adjustment variance (UDC 3.10.3).

1. Remove the covered porches from the lot coverage calculation, as roofed areas, open on at least one side, which provide shelter to exterior areas, provided they are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation (UDC 6.4.3.C.1.a). Ensure any carports and garages are included in the lot coverage calculation.

2. Show all structures and building additions on the site plan. Approved T22CM04605 depicts three detached accessory structures in the rear yard, as well as a narrow, covered tarp along the east lot line. The approved site plan includes notations stating that the accessory structure at the southeast corner of the lot, as well as the covered tarp, will be removed: https://tucsonaz.hylandcloud.com/221appnet2/docpop/docpop.aspx?clienttype=html&docid=5315248. These structures still appear in aerial photography dated May 16, 2024. Provide the height, square footage, and setbacks for these structures. Additionally, clarify whether these structures will remain as they do not meet perimeter yard requirements.

3. Provide a dimension measured from the centerline of Aleppo Place to the face of curb location, a dimension measured from the face of curb location to the street property line, as well as a setback dimension from the proposed patio to the street property line.

According to sheet three of paving plan I-74-017, the distance from the centerline of Aleppo Place to the face of curb location is 15 feet, and the distance from the face of curb location to the street property line is 10 feet. Further, per UDC 6.4.5.C.1.a, for single-family and duplex development, the minimum required front street perimeter yard is 20 feet measured from the street property line.

4. Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required perimeter yard is six feet or 2/3 the height of the proposed exterior building wall, whichever is greater. A vertical structural member such as a post supporting a roof extension is considered a wall for applying perimeter yard requirements (UDC 6.4.5.B.2).

Provide a dimension on the elevation drawing to determine the side perimeter yard requirement. The proposed patio does not meet the minimum perimeter yard. A Design Development Option (DDO) may only be used to reduce a perimeter yard to as little as one foot from the property line. A Board of Adjustment variance is required to reduce a perimeter yard to less than one foot from the property line.
