PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Facilitate a shorter back check time: provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance.

Provide a response letter on separate file with submitting the updated construction plan set.

Provide a clear and concise construction plan set. Sample drawings for a wooden Patio Cover are similar to the Porch Sample. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits

PLANS:

1. Indicate the direction of slope for the garage slab, R309.1.
2. Show a ½” gypsum board (garage side) on all walls common to the garage and dwelling or other fire rated product in compliance with R302.6.
3. Provide a Roof Framing Plan showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804.

SECTIONS - DETAILS:

1 Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts.
2 The floor requires a slope for water runoff, R309.1, therefore the framed wall requires a concrete stem for achieving the 6” clearance between framing and ground (R317.1 item 5).
3 Show garage opening narrow panels with fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3 or R602.10.6.4.
4 Identify all fasteners for wind loading compliance. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

ELECTRICAL PLANS:

1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5. A receptacle is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. Additional receptacles are optional.

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.


01. COMMENT: The submitted plan does not meet the minimum plot plan requirements for review. Refer to the sample plot plan document for information that should be on the submitted plan. Revise the Site plan sheet to include all or missing information as depicted or noted on the sample plot plan sheet. 02. Add the following information on the site plan and or on the elevation drawings.

a. List the lot coverage calculations,
b. Label the zoning of the subject parcel, the adjacent parcels zoning classifications as well as the zoning across the streets and alley as noted on the sample plot plan,
c. List the subject parcel legal description,
d. Draw, label, and dimension the garage overhang along the east side and dimension the distance from the overhang to the property line.

03. COMMENT: Provide the correct paving dimensions on the site plan. Per pages one and ten of paving plan I-806, the 18-foot dimension includes the two-foot-wide curb: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-806.

04. COMMENT: The minimum building setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The proposed attached garage is to be constructed 3 feet from the property line. The overhang is allowed to encroach two feet into the allowed street setback. A DDO will be required for the proposed three-foot setback to the structure. The setback to the overhang will also require approval based on the dimension from the overhang to the side street property line, which needs to be labeled on the site plan and elevation drawings.

05. COMMENT: Revise the drawings and resubmit for review before submitting for a Design Development Option. Be aware that the approved and stamped DDO drawings must be submitted for the building permit. Any variation from the DDO documents and the submitted permit documents must be approved by the DDO staff prior to zoning site approval.

06. COMMENT: Final DDO comments zoning will be provided once the plans have been revised to comply with the Zoning comments.

06/27/2024 Zoning Modifications - DDO REQUIRES RESUBMIT The submitted Design Development Option (DDO) application is incomplete. On the "Project Description and Applicant's DDO Request" page, state the required and proposed setbacks as measured from the east lot line, the reason for the setback reduction, as well as how the reduction specifically is compatible with the neighborhood.
