This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a response letter on separate file with submitting the updated construction plan set. SITE PLAN: 1. Provide a site plan showing utilities for the building, R106.1.1. 2. Show the building square footage using the exterior dimensions, R106.1.1. SECTIONS - DETAILS: 1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. PLUMBING PLANS: 1. Show an individual accessible water supply shut off valve for the proposed building, P2903.9.1. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing a sub panel and feeder size for proposed building, NEC 225.30, E3403, Table E3704.2(1). 2. Show the location of the sub panel on the Electrical Plan with clear working space compliance, E3601.6.2 & E3705.8. 3. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, E3404.12. The HVAC and water heater require separate circuits, E3702.11. 4. Provide a sub panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2. Provide proposed wiring details showing code compliant device locations and circuit sizes. 5. Show Bathroom receptacle with a separate 20 AMP dedicated circuit, E3703.4 and E3901.6. OUTDOOR LIGHTING CODE 1. Show full cutoff fixtures were located within 25 feet from the property line OLC 401.3.3. A single-family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9. COMMENTS: Please resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. Comment: The site plan should be designed to include the information as noted on the sample plot plan. Show property zone and all adjacent property zones. Draw and label the water heater enclosure and ac condenser unit structures on the site plan. Setbacks shall be identified from the lot lines. All points of the structure shall show setback dimensions perpendicular to the lot lines, see UDC Figure 6.4.5-A. See the link below for the information that is required on the plot plan.
