This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 – 9, & .11 1. The lot coverage calculation is not correct and should include all vehicle use areas, whether improved or unimproved, UDC Article 6.4.3.B.3.b. 2. The east/west property dimension 70’ is not correct and should be 75’. 3. The plot plan shall be drawn at and engineering scale, i.e. 1” = 10’, 1” = 20’. 4. The dimension shown from the center line of 4th street to the property is not correct and should be 30’ total and the dimension from curb to property line should be 15.5”. 5. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. As a height dimension was not provided from design grade to the highest point of the west wall on the west elevation Zoning used a measurement function in the Bluebeam review software and determined that the wall height of 13.5”, to determine the required perimeter yard setback from the new raised wall to the west property line being 9.0’, proposed setback being 8’-8”.
