PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections.

Place sheet numbers on each sheet of construction plans.

Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits

SITE PLAN:

Show the location of all utility lines from property line to the building along with required alterations, R106.1.1.

FLOOR PLAN:

Provide a floor plan showing an identification of adjacent rooms with door or window openings in the proposed space. An existing bedroom requires a remaining window for code compliant egress, R310.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. 07/26/2023 Site Zoning REQUIRES RESUBMIT FROM: PDSD Zoning Review Section

PROJECT: TC-RES-0623-06132
9402 E. Creek St. – R-1
¾ Bath Addition (1st Review)

TRANSMITTAL DATE: July 26, 2023

COMMENTS: Please resubmit revised drawings along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. The property dimensions shown are not correct. Review final plat Hearthstone Hills No. 4 Lots 77 – 195 found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/2843, and provide the correct dimensions.

2. Clearly show the proposed addition on the plot plan and provide perimeter yard setback dimensions from the structure to the east property line. Based on wall height less than 9’-0” the required setback is 6’-0”. Per Unified Development Code (UDC) Article 6.4.5.B.5, Where an unbroken section of a wall or a building is not parallel with the lot line, the required perimeter yard may be applied to the average width; however, such perimeter yard shall not be narrower at any point than half the required width, nor narrower at any point than three feet. (See Figure 6.4.5-A.) The UDC can be found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Codes-and-Plans/Zoning-Code.

3. Provide the legal description, “HEARTHSTONE HILLS NO 4 LOT 131” on the plot plan.

4. Provide the owners name on the plot plan.

5. What appears to be a covered porch shown on the rear of the house shows up sometime after 2010. Zoning was not able to find approved permit documents for this structure. Either provide the approved permit documents with the next submittal or include this structure in this permit.

6. The shed shown on the plot plan along the west property line shows up on aerial photos sometime after 2010. As this structure is less than 200 sq. ft. a building permit is not required but a Zoning compliance review is. Zoning was not able to find an approved Zoning compliance review for this structure. This review can be done on this permit but the 2’-0” setback does not meet the minimum required 6’-0” setback. Per UDC Article 6.6.2.D An accessory structure that exceeds the allowable height of a wall within a perimeter yard and is detached from a principal structure shall comply with the perimeter yard width standards of the principal structure, except that the accessory structure may be built to a parcel line with the consent of the adjoining or, when separated by an alley, adjacent property owner(s). To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s):
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

Signature: _____________________________

Date: _________________________________
Provide a setback waiver from the owner of the property at 3027 S. Eastview Pl.
