This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

1. COMMENT: The proposed carport addition in conjunction with the existing garage and storage room exceeds the allowable square footage for accessory structures on a property. Per the City of Tucson Unified Development Code (UDC) Section 6.6.3.E. the maximum allowable square footage for detached accessory structure cannot exceed 50% Gross Floor Area (GFA) of the principal structure of the property.

In order for the proposed addition to be permitted a Board of Adjustment Variance approval will be required.

The applicant can avoid this process if a “Roof Line Attachment” connects the proposed garage to the main structure of the property. The roof line attachment must be at minimum 5’ wide and be capable of handling a 20lb live load.
