This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits A special inspection request is required with the permit application for field welding, R109.2. Show structural fasteners without field welding or submit a privately acquired certified inspector request form for approval. SITE PLAN: Provide a site plan showing dimensions of all buildings requiring a permit, R106.1.1. Show the location of all utility lines from property line to building(s) along with required alterations. FLOOR PLAN: Provide a floor plan showing each proposed room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. STRUCTURAL PLANS: 1. Provide an engineer’s calculation, design and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1. SECTIONS - DETAILS: 1. Provide a structure section showing existing and proposed features including a foundation, sills, anchoring, framing, sheathing and insulation, R106.1. 2. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. ELECTRICAL PLANS: 1. Designate any proposed circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch along with a sub panel, E3404.12. Nebraska Rd. – SR Steel Structure (1st Review) TRANSMITTAL DATE: June 28, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the SR zone (UDC 4.7.4). A single family dwelling is a permitted use in the zone, (Table 4.8-1). 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, 2. Based on aerial photos a roping arena has been building sometime after 2016. Zoning was not able to find approved zoning compliance review documents for the arena. Either provide approved documents for this arena or clearly show this arena on the plan. The arena clearly crosses the existing property line to the south, some type of recorded agreement or easement will be required.
