| 06/22/2023 | Site Zoning | REQUIRES RESUBMIT | ZONING REVIEW TRANSMITTAL FROM: Wyatt Berger Lead Planner PROJECT: TC-RES-0623-05950 1921 West Merlin Road – R-1 Patio and carport additions (1st Review) TRANSMITTAL DATE: June 22, 2023 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. The site is in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in the R-1 zone, subject to use-specific standards 4.9.7.B.5-.9. 1. Per Tucson Unified Development Code (UDC) Section 6.4.3.C.1.a, roofed areas, open on at least one side, which provide shelter to exterior areas and are not used for utilities, maintenance, laundry, storage, or motor vehicle parking, are not included in the lot coverage calculation. Remove the existing porch and proposed patio from the lot coverage calculation. Conversely, include the 165 square foot storage structure in the lot coverage calculation. 2. Per Paving Plan I-804, the front street property line is located two feet behind the edge of sidewalk. The distance from the face of curb to the front street property line is seven feet. Merlin Road has a right-of-way width of 50 feet. Provide a dimension from the centerline of Merlin Road, from the face of curb, and from the edge of sidewalk to verify the location of the front street property line on the site plan. 3. The following comment is relative to an application for a Design Development Option (DDO) (UDC 3.11.1). Per UDC Table 6.3-2.A, when a residential use is adjacent to a residential zone, the required side and rear perimeter yard setbacks are six feet or 2/3 the height of the proposed carport and patio posts, which is greater, measured from the property line. Based on a wall height under 9’-0”, the required setback as measured from the east property line is 6’-0”; proposed setback is 2’-0”. A DDO is required to allow a reduced side (east) perimeter yard setback. The DDO application and requirements may be found here: https://www.tucsonaz.gov/files/pdsd/forms/2019_DDO_for_Setback_and_Height_UDC.pdf.
