Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). A 2 dwelling units are a permitted use in the zone, (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf.
This shall in include:
a. legal description
b. Zoning of adjacent parcels
c. All Utility lines
d. Property line distances – Subdivision plat map - https://onbase.pima.gov/publicaccess/DS_NextGen_Single/etc/cq/results.html?cqid=240&OBKey__552_1=39059

Comment : provide the neighbor waiver on the site plan. As the proposed shed does not meet the perimeter yard setback of 6’-0” or 2/3 the height of the exterior wall, greater of the two, minimum being 6’-0”to the west property line, at a minimum a neighbor’s setback waiver is required, UDC Article 6.6.2.D. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the owner of the property owner located at 1930 W. Applecreek Pl.:
My Name is____________________ and I am the owner of the property located at_______________________. I have reviewed the site plan and I have no objection to structure being located or constructed________ feet from the property line as depicted on the site plan.

This comment is still applicable provide the information for the porch expansion and for the structure on the north west portion of the site.
Comment: Based on aerial photos the rear porch was expanded to the north sometime after 2006. A building permit is required for this porch expansion. This expansion can be permitted with the proposed shed, building plans are required.
