This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance with component sizes. The plans require sufficient detail for demonstrating an awareness of minimum building code compliance for passing all progress inspections. Provide a clear and concise construction plan set. Sample plans are available at https://www.tucsonaz.gov/pdsd/residential-permits SITE PLAN: Provide a site plan showing buildings and utility lines, R106.1.1. Remove all stamps from previous permits. FLOOR PLAN: Provide a floor plan showing each proposed room with labeled function and dimensions. Show door locations and window sizes with type identified as XO or SH. Include the identification of adjacent rooms with door or window openings in the proposed space. All bedrooms require a direct egress to the exterior. SECTIONS - DETAILS: 1. Show a complete cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” x 12” continuous #4 rebar reinforced footing, R403.1. Show with dimensions the exterior wood siding, insulation, interior sheathing, and pressure treated sill anchored with ½” x 10” bolts. Show the wall assembly with a 6” clearance above the ground or 2” clearance above an exterior concrete surface, R317.1 item 5. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38 or R-30 when extended over the wall top plate for additions under 500 SF. PLUMBING PLANS: 1. Tucson Water Department limits flow rates for each water meter size in compliance with P2903.7. Show an appropriate yard pipe for supporting the existing and proposed dwelling units. MECHANICAL PLANS: 1. Show the capacity of proposed heating/cooling appliances, R303.9. ELECTRICAL PLANS: 1. Show a smoke alarm in each bedroom and outside the doorway in the immediate vicinity, R314.3. 2. Show at least one wall-switch-controlled lighting outlet providing illumination on the exterior side of each egress door having grade level access R3903.3. 3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Illinois St. – R-2 Garage to Room (1st Review) TRANSMITTAL DATE: June 23, 2023 Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A 2 dwelling units are a permitted use in the zone, (Table 4.8-2), subject to Use Specific Standards 4.9.7.B.6, .9, & .10. 1. Based on aerial photos there is a structure addition along the north side of the house sometime after 2020. Zoning was not able to find approved permit documents for this structure. Either provide approved permit documents or include the structure in this permit. 2. Based on aerial photos there is a structure along the south property line that appears sometime after 2010. Zoning was not able to find approved permit documents for this structure. Either provide approved permit documents or include the structure in this permit. 3. Based on aerial photos there is a shed along the west side of the house and numerous shade type structures throughout the site that show up some time after 2016. Zoning was not able to find approved permit documents for these structures. Either provide approved permit documents or include the structure in this permit. 4. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf, on the plan. 5. Per UDC Article 6.6.3.E The total gross floor area (gfa) of all accessory structures shall not exceed 50% of the gfa of the principal structure . Accessory structures less than 200 square feet gfa and accessory dwelling units are exempt from this requirement. Provide a calculation that clearly demonstrates that the total square footage of accessory structures does not exceed the allowed 50%. 6. Provide fully dimensioned elevations of the proposed “EXTENSION” shown on the north end of the carport so that setback requirements can be determined.
