This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received. Code reference, 2018 International Residential Code (IRC). SECTIONS - DETAILS: 1 Update the cross-section details of the proposed exterior walls, R106.1.1. Show the base-plate/sill-plate anchored with ½” x 10” bolts or a minimum embedment in the foundation of 7”, R403.1.6. 2 Show the ceiling gypsum board as either 5/8” or ½” sag resistant when applied to 24” o/c ceiling framing, IRC table R702.3.5 footnote d. 3 Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents. 4 Show an unvented roof assembly which requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. 5 Detail the attachment of the 2”x8” ridge board, for the laundry room extension, to the existing post/beam, R106.1. 6 Detail the attachment method, for both the ridge beam and the rafters, used for the new family room roof extension over the existing roof, R106.1. STRUCTURAL/ROOF FRAMING PLANS: 7 Provide a complete Roof Framing Plan, including the existing roof framing, showing the location and size of beams, headers, and rafters for supporting live and dead structural loads, R804. Identify live and dead loads. Or provide an engineer’s sealed plan set for performance compliance consideration, R301.1.3. 8 Provide the location of existing load bearing walls or roof supporting structures for verifying new beam sizes and load carrying capacity of the complete roof system, R301.1. 9 Show the new family room roof extension over the existing roof is fully supported from the roof to the foundation, R301.1. Identify all bearing points and provide calculations that show that the existing roof has the bearing capacity to support the additional weight of the new roof. 9. Roof framing spans exceeding 20 feet require a registered engineer design, ARS 32-144.A.4. For the span distance of 20’4” of the living room 6”x16” ridge beam, notate wood type and grade and provide an engineer’s sealed plan set for the ridge beam, R301.1.3. 10. The 2”x8” ridge beam for the new family room, over the existing roof, is undersized for the span and dead/live loads. Show the exact span distance of the living room 2”x8” ridge beam, notate wood type and grade and provide a ridge beam sized for the span, R301.1. Eli Dr. – R-1 Room Addition & Electrical Upgrade (1st Review) TRANSMITTAL DATE: June 14, 2023 Provided a detail comment response letter with your submittal that clearly shows how you have addressed all comments with your next submittal. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 1. Show all structures on the plan that are on site, there is what appears to be shed in the northeast corner of the site that is not shown on the plan and shall be included in the lot coverage. 2. The lot coverage calculation is not correct and does not include sidewalks or the pool. 3. The zoning listed for this parcel and all adjacent parcels is not correct and should be R-1. 4. Provide a width dimension for the opening between the dining room and the proposed addition.
