This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Items built without permit may require alteration or improvement for code compliance with the 2018 IRC, R105. Identify these items as built without permit or provide the installation permit for the existing wall (keynote #9/A2.0 & #3/A3.0). Show the as-built addition with necessary alterations for patio cover connection with an engineer’s calculation, design and seal for a performance compliance with the IRC, R301.1. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. 2. Attic space requires a ventilation calculation for showing the attic vent opening size using 1 to 150 of attic area in compliance with R806.2 or an unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing with a R-38 total valve, R806.5. PLUMBING PLANS: 1. Identify any plumbing alterations with sizes, 2018 IRC. MECHANICAL PLANS: 1. Identify proposed HVAC sizes, R303.9. 2. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1 or notate the mechanical plans if system calculations will be provided by deferred submittal. 3. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting. ELECTRICAL PLANS: 1. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. Include bedroom #2. 2. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart. 3. Show at least one wall switch controlled light or outlet in bathrooms, hallways, stairways, attached garages, outdoor entrances or exits and all habitable rooms, E3903.3. Based on current aerial photos there is an unpermitted porch addition on the north east portion of the site, please provide permit documentation, if no permits are available include it in scope of work, (Provide Height, square footage and setback).
