Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide updated Plans/calculations and a written response Letter to each of the notated items indicating action taken. Resubmitted plans that do not contain a written response Letter addressing each of the notated items indicating action taken, may be delayed until response letter is received.

Framing/Roof Plan:
1. Provide complete roof/2nd floor framing plan. Show size, spacing and span of all framing members, trusses, joists, rafters, beams, glue-lams, lintels, headers, ledgers and blocking, R801.1, R301.1. Provide complete tributary load calculations for verification of the new beams load carrying capacity or provide an engineer’s calculation design and seal for the structural beam design., R301.1.

Floorplan:
2. Label all rooms, Show all load bearing points from roof to foundation. Provide measurements from bearing point to bearing point, R301.1, R106.1.1.

Electrical Plans:
1. Show the location and circuit number of each outlet, receptacle, light, etc, on the Electrical Plan, E3404.12.
2. Provide a panel schedule showing panel size, circuit numbers, ampacity, wire size and general description, E3404.13 & E3706.2.
3. Show the dishwasher/disposal with 20A breaker, E3703.7.
4. Show two(minimum) or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. GFCI protected, E3902.6.
5. Show receptacle outlets at each kitchen counter space wider than 12” with no point along the wall line more than 24” from a receptacle outlet, E3901.4.1. Show receptacles within 2’ of counter edges or corners and no more than 4’ apart.
6. Island or peninsular counter tops require at least one receptacle outlet within 12” below the countertop surface or listed and approved surface mounted receptacle, E3901.4.2 and E3901.4.3.
