SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2024 IRC with amendments and building ordinances for all dwellings.

Place the reference code on the cover sheet rather than throughout the plans.

Provide a complete construction plan set showing 2024 IRC compliance for the proposed 1-bedroom dwelling.

The submitted plans for model TC-MDP-0624-00725 have expired. Model plans are active for one year and must be renewed with currently adopted code compliance 2024 IRC. Renew the model plan set with 2024 IRC updates if using that design. Then request the cancellation of this dwelling permit and apply for a site build permit of renewed model TC-MDP-0624-00725. Or, resubmit unstamped plans for a 1-bedroom ADU with the site plan without reference to a model plan. Either way the plans must show compliance with the 2024 IRC including the Inclusive Home Design ordinance.

Provide a separate response letter addressing the comments.

SITE PLAN:

1. Show the location of the ADU sewer connection to the existing primary sewer line without a new HCS, R106.1.1.
2. Show the water service line without passing through the existing guest house, R106.1.1. Each dwelling requires an induvial shut-off.

MECHANICAL PLANS:

1. Provide demand calculations in accordance with Manual J standards, M1401.3, M1601.1.

PLUMBING PLANS:

1. Show the location of each gas pipe segment sized in conformance with Table G2413.4(1).
2. Show service access to the water heater, IPC 502.5.

ELECTRICAL PLANS:

1. Show a surge-protective device (SPD) as an integral part of or placed immediately adjacent to the service equipment, E3606.5.
2. Provide GFCI protection for appliance receptacle outlets, E3902.12.

a. Draw, dimension, and label an accessible route from the driveway (or apron), sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in 2017 ICC A117.1 Sections 402-403, including the minimum 4ft-width, slope and composition materials.

This site is located in the R-1 zone (UDC 4.7.9). An accessory dwelling unit is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, 8, & 12, and 6.6.3.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. (Comment) Per UDC 7.6.8, all new residential developments consisting of 1-4 units require basic native, drought resistant landscaping to be added to the site plan.
a. Per UDC 7.6.8.A.1, one canopy tree is required for every 1,000sqft of GFA of the development project. This project will only need one tree.
b. Per UDC 7.6.8.A.2, 5 feet of vegetative groundcover is required for the width of the front yard, minus the width curb cut. This project will need at least 175sqft of vegetative groundcover in the front yard. Please show and dimension this area on the site plan.
c. Provide plant species for both the vegetative groundcover and canopy trees to ensure that they are approved plant species. See the link below to learn more about approved plant species.
d. Existing landscaping may be used to meet landscaping standards but must be indicated and labeled on the site plan.

2. (Comment) Zoning can not locate a permit for the existing pergola indicated on the site plan. Either provide proof that the structure is permitted or submit a residential addition/alteration permit for the pergola. If the structure is unpermitted, Zoning only needs proof of submittal to continue forward with the ADU permit.
