Location: 614 N 3RD AV Review Date: 6/12/2026 Reviewer: Joe Macaulay – Civil Engineer - Site Engineering Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files. Residential Engineering Review Comments: 1. Per the City of Tucson Inclusive Home Design Ordinance https://www.tucsonaz.gov/files/sharedassets/public/v/1/city-services/planning-development-services/documents/inclusivehomedesignordinance.pdf, all new dwellings have a requirement to provide an “accessible route from public and common areas, including, but not limited to, a driveway or public street or sidewalk”. a. Draw, dimension, and label an accessible route and accessible entrance. The accessible route must be from the driveway (or apron), sidewalk, or street to an accessible entrance. Ensure the route meets accessibility standards as articulated in 2017 ICC A117.1 Sections 402-403, including the minimum 4ft-width, slope and composition materials. b. A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. The property lies within the West University Historic District. Historic review (HDC5.8.8.) is required and site zoning staff acknowledge that the applicant submitted a permit under SD-0526-00082 and that meetings are being scheduled accordingly. 2. Label the distances between all structures and their respective nearest lot line(s). 3. Include any vehicle maneuvering areas to the overall lot coverage calculation. 4. Please submit floor plans. 5. A variance from the Board of Adjustment will be required for any part of the proposed addition that encroaches less than one foot from any property line, (UDC 3.10.3.). To apply for a Board of Adjustment variance, please submit an application using the following link: www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-2 requesting that these setbacks be located within one foot of the property lines. For further information on the Board of Adjustment Variance process, please contact Mark Castro at mark.castro@tucsonaz.gov . An updated site plan will be helpful to the Board of Adjustment review. 6. Once the Historic Preservation and Board of Adjustment decisions have been rendered, please include the decision letters and a response letter explaining how all comments have been addressed. Without these documents, Site Zoning will not be able to approve the site plan for this permit (TC-RES-0526-02740). 7. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
