This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code and 2018 International Energy Conservation Code. The 2024 International Energy Conservation Code takes effect July 1st. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance. The submitted plans are not 2024 IRC compliant and require alteration before approval. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Provide an Arizona engineer’s calculation, design, and seal for a performance design when minimum sizes are not prescriptive code compliant with the IRC, R301.1. Provide a separate response letter addressing each comment with location of change on the plans. PLANS: 1. Provide a floor plan showing each room requiring repair. Note proposed repairs and alterations. 2. Update the Carport Roof Framing Plan showing the rafters sized for supporting live and dead structural loads (Table R802.4.1(1)) or provide an engineer’s sealed plan set for manufactured trusses, R301.1.3. The 2x6 rafters @ 24” OC may not span more than 12 feet. MECHANICAL PLANS: 1. Show any proposed repair or changes, R301.1. PLUMBING PLANS: 1. Show any proposed repair or changes, R301.1. ELECTRICAL PLANS: 1. Any alterations require 2024 IRC compliance, R106.1.1. 2. Show a smoke alarm in the bedroom and outside the doorway in the immediate vicinity, R314.3. 3. Provide a panel schedule showing an available (100, 125, 150 or 200 AMP) ampacity, E3404.13 & E3706.2. 4. Show a surge-protective device (SPD) as an integral part of or placed immediately adjacent to the service equipment, E3606.5. 5. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 6. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. 7. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans. 8. Provide GFCI protection for appliance receptacle outlets, E3902.12. Include: 1. Drinking water coolers 2. High pressure spray washing machines 3. Sump pumps 4. Dishwashers 5. Electric ranges 6. Wall-mounted ovens 7. Counter-mounted cooking units 8. Clothes dryers 9.
