This site is in the R-2 Residence Zone (UDC 4.7.9). A duplex is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .8, & .9

This site is in the R-2 Residence Zone (UDC 4.7.9). Middle Housing is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .8, & .9.

Plan review for the above referenced middle housing duplex has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

1. COMMENT: Per UDC 11.3.7.A.3., the definition of Middle Housing is as follows: A building or buildings with two to four dwelling units on a site, including townhomes, excluding Accessory dwelling units. Incorporate ‘Middle Housing’ into the Duplex title of this project. Ie Middle Housing Duplex on all sheets.

3. COMMENT: Per UDC 7.6.8., address all landscaping requirements as noted: https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-6131 . Specifically, acknowledge how irrigation will be addressed under UDC 7.6.8.C. 1 or 2.

4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other PDSD reviewer comments.
