This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Sheet 1 of 9 shows the intention of the lot to front Dunton Av where it previously fronted E Shilling Pl. As shown on this sheet, the new single-family residence encroaches Per Unified Development Code 6.4.5.C.1., the front yard setback is 20’. The plan shows that the new single family dwelling (SFR) encroaches 1 foot into the required 20’ front yard setback. Unless the design is revised to show a 20’ front yard setback, a Board of Adjustment variance will be required. Three options are available:

a. Retain the front yard off of 38 E Shilling PL.
b. Redraw the SFR to meet the new 20’ front setback
c. Apply for a Board of Adjustment variance.
To apply for a Board of Adjustment Variance, please submit an application using www.tucsonaz.gov/Departments/Planning-Development-Services/Planning-Zoning-Applications/Zoning-Administration#section-2 , requesting that the dwelling be located 1’ within the front setback.

2. Please replace the Texas Ranger shrubs with plants with shrubbery that does not exceed 36” in height at the corner of E Shilling Pl and S. Dunton Av to ensure light of sight visibility for traffic (20’ each way, from the corner).

3. List the total area planned for groundcover coverage (the Mesquites do not need to be included). Typically, ground cover is required which is measured by the length along the front of the lot, minus the 20’ curb cut, then multiplied by 5. Resubmittal materials require a response letter addressing all staff comments as part of the resubmittal package. Thus, 132.50’ – 19’ = 113.5. 113.5 X 5 = 567.5 sq ft of required groundcover but maybe 600 sq ft is planned. Please list required and planned.

4. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.
