This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2024 International Residential Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2024 IRC code compliance with component sizes. Provide a response letter on separate file when submitting the updated construction plan set. Structures built without a permit may require alteration for building code compliance. Construction plans are required for determining code compliance before a permit can be issued for the inspection. Provide a clear and concise construction plan set. Review the sample drawings for a wooden Carport which are similar to the Porch Sample. Sample plans are available at https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Residential-Permits SITE PLAN: 1. The roof structure may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by removing the roof placed within 3 feet to the property line or provide a complete wall barrier with not less than one-hour fire-resistive construction in compliance with IBC Table 721.1(2) or provide Pima County processed utility easement preventing construction within 3 feet of the structure on the neighboring property. 2. Provide an Arizona engineer’s calculation, design, and seal for a performance design when minimum sizes are not prescriptive code compliant with the IRC, R301.1. Sealed plans should be available from the manufacturer for performance design assemblies. An Arizona engineer should clarify the foundation fastening and wind loading requirements. STRUCTURAL PLANS: 1. Show the size and location of each support footing, R106.1.1. 2. Specify a method of stabilizing lateral forces from the roof diaphragm to the supporting structural elements (diagonal bracing), R801.2. 3. Provide a Roof Framing Plan showing the beams sized for supporting live and dead structural loads, Table R602.7(3), R301.1. 4. Provide a Roof Framing Plan showing the rafters sized for supporting live and dead structural loads, Table R802.4.1(1). SECTIONS - DETAILS: 1 Show the minimum 12”x12” by 12” deep #4 reinforced footing in undisturbed ground supporting each post with 1” gap post base hardware, R403.1. 2 Show a complete cross-section detail with post to foundation fasteners, R407.3 & R507.4.1. 3 Provide structural roof sheathing size and fastening in compliance with Table R602.3 (1). 4 Identify all fasteners for wind loading compliance. Show post cap hardware and uplift resistance fasteners (H2.5) with appropriate uplift capacity, R802.11. This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files. Site Engineering Review Comments: 1. This property located at 2549 E GLENN ST is located entirely within a designated City of Tucson Flood floodplain associated with the Treat Ave wash. As this is a residential building permit for a new shade structure located within a designated flood hazard/floodplain, it will require the submission of a separate floodplain use (FPU) permit application. The FPU permit is a separate permit that can be submitted within the sub-records of this residential permit through TDC Online. a. The flood plain use permit is a work within a floodplain required FPU application, so all that will be required for submission will be the associated site plan that was provided in this permit application. No additional requirements will be triggered regarding proposed development. 2. Site Engineering will be unable to approve permit TC-RES-0426-02060 until the associated FPU permit is approved. It is recommended that the FPU permit process be started and achieve approval and issuance prior to the resubmission of this permit to ensure no project delays and review overlap. | 05/14/2026 | Residential Zoning | REQUIRES RESUBMIT | PDSD TRANSMITTAL FROM: Claire Leighou, Planner PROJECT: TC-RES-0526-02437 2549 E GLENN ST Carport (1st Review) TRANSMITTAL DATE: 5/14/26 Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10. Comment 1: The submitted site plan cuts off on the left edge, and the setback measurement is not legible. Please revise and resubmit. Provide measurements for both the existing and proposed setback distances. Note that the setback measurements should be taken from the outer edges of the carport posts, and not the edge of the roof or overhang. Comment 2: The minimum front yard setback distance in the R-2 zone is 20’, per UDC 6.4.5.C.1.a. If the proposed setback measurement for the carport is less than 1’, then a Board of Adjustment variance would be needed to allow the reduced setback. If the distance is greater than 1’, but still less than 20’, a Design Development Option (DDO) can be used. Comment 3: Please add the following information to the site plan: Footprint and setback measurements of all existing structures on the site. Based on aerial imagery of the site from 2024, there are two accessory structures in the back yard. Please include these on the plan. Include dimensions and height. Location and height of all walls/fences. Lot coverage calculations. Include the total lot size, primary structure, accessory structures, carport, and vehicular use areas (driveway, parking spaces). Provide a lot coverage percentage. Utility easement. According to the subdivision plat map of the area (found here: https://maps-and-records.tucsonaz.gov/subdivisions/details/1116 image 001), there is a five-foot utility easement along the north edge of the property. Please draw and label this on the site plan. Half-street right of way. According to the plat map linked above, the half street measurement for Glenn is 40’. Please draw and label this on the site plan. Label the adjacent street (E Glenn St) and the rear alleyway. Correct property dimensions. Per the plat map, the dimensions of this property are 75’ by 135’. Please update these measurements. Comment 4: The minimum side yard setback distance in this zone is 5’, per UDC table 6.3-2.A. Based on the provided site plan, there is a 14” setback between the west property line and the carport. A neighbor waiver may be used to allow this reduced setback. To secure this neighbor setback waiver the following statement must be provided on the plot plan and be signed and dated by the adjacent property owner(s) (2541 E Glenn St): My Name is____________________ and I am the owner of the property located at_______________________.
