TRANSMITTAL DATE: May 13, 2026

This site is in the R-1 Residence Zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit;

The City's Unified Development Code (UDC) (Section 1.4.1.C) establishes that before the City issues any approvals or permits; we must confirm that a site complies with UDC standards. Therefore, as part of permit reviews, we review a site's permit history and compare it to aerial photography to confirm that unpermitted work has not occurred. In many cases, this does mean that a homeowner must apply for permits for unpermitted work before we can approve any new work on that site.

Plan review for the above referenced RV shade structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued.

1. COMMENT: The site plan provided is incomplete.

Provide a site plan that meets the requirements show in the plot plan example at the following link:

Specifically:

A. Draw, label and dimension everything that exists on the property to a scalable drawing graphic (examples include the principal residence, porches, breezeways, sidewalks, driveways, parking spots, walls, fences, ramada, shed, carport, shade sail, cistern, pool, guest house, sleeping quarters, accessory dwelling unit) and provide dimensions of any structure as it relates to nearby structures and property lines and provide the heights (measured from above finish grade to top of wall, etc.) of those structures that run parallel-perpendicular to any nearby adjacent property lines. Provide heights at various locations along the fence/wall if applicable.

1) Draw, label and dimension the size of the unpermitted structure in the northwest corner of the property and provide dimensions to the north and west property lines.

2) Draw, label and dimension the size of the permitted structure in the rear of the property, centrally located to the residence. Provide dimension to north property line.

3) Draw, label and dimension the pool and provide dimensions from the north and east edges to the north and east property lines.

4) Draw, label and dimension walls along the west property line perpendicular to the residence and provide heights of each.

5) Provide a table that lists the following property line to structure setbacks: Front Yard Setback = 20’-0”. Interior setbacks (North, East and West Property lines) = 5’-0”.

6) Move carport to meet west property line setback requirement of 5’-0” as it currently indicates 2’-0”.

2. COMMENT: 3. Per UDC Article 6.6.3.D; Accessory structures, except for accessory dwelling units, shall not exceed 12 feet in height, unless attached to a principal structure. If attached to the principal structure, maximum height permitted shall be the same as for the principal structure.

Based on drawing provided, this structure is labeled to be 16’-0” tall. Indicate on the drawing if the tallest point is the 16’-0” height mentioned and indicate the height of the structure as it becomes a vertical post. The point between these heights (average) becomes ‘the height’ our standard is measured against.

A Board of Adjustment for Variance will be required to permit the shade structure as shown on the plan. See variance requirements below. An option would be to connect the shade structure to the existing residence with a 5’ wide roof structure that can support a 20-pound live load.

Zoning cannot approve this permit until the Board of Adjustment (B/A) Variance Process is completed and approved.

3. COMMENT: After reviewing the property documentation history in Property Research Online (PRO), zoning could not verify any permit documentation for the following.

A. Structure to the northwest of the residence built around 2022 approximately.
B. Structure to the north of the residence built around 2016 approximately.

Zoning will not be able to approve the permit application until the permit information is provided. If permit documentation cannot be provided, all structures less than 200 square feet (sf) can be included in this permit.

A separate permit will be required if size exceeds 200 sf and/or has utilities serving it.

4. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other PDSD reviewer comments.

4. Separate Building permit for unpermitted structure if applicable.
