Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review includes architectural, plumbing, mechanical, energy conservation and electrical compliance with the 2018 International Residential Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 code compliance.

Provide a separate response letter addressing each comment with location of change on the plans.

PLANS:

1. The boat canopy may not extend to a point closer than 3 feet from the neighboring property line without fire rated protection for fire spread. Provide compliance with R302.1 (City of Tucson Amended) by including a fire spread barrier in compliance with IBC Table 721.1(2). Include a one hour rated wall below the roof edge with foundation along the full length of structure near the property line, or relocate the structure from the fire separation distance, or reduce the size to 200 square feet.

09/28/2026 Residential Zoning REQUIRES RESUBMIT PDSD TRANSMITTAL

FROM: Roxanne Johnston, Planner
PROJECT: TC-RES-0526-02331
7186 E Freestone Dr., Tucson AZ 85730
Detached Boat Storage (2nd Review)

TRANSMITTAL DATE: 09/28/2026

This site is located within the R-2 Zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6., 8., & 9. for 2 units.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Please resubmit the DDO under the correct subfolder. The DDO needs to be submitted within a sub-record per instructions provided under Comment 2 of the 5/12/26 residential zoning review. Here are the instructions: “Please submit a DDO application under the Zoning Modification sub-record that has been created. For instructions on how to apply for a sub-record, visit the following link: https://www.tucsonaz.gov/files/sharedassets/public/v/2/pdsd/documents/tdc-faq/new-pdfs/sub-records.pdf . For additional questions regarding DDOs, contact Mark Castro at Mark.Castro@tucsonaz.gov “ Submitting the materials for a DDO will generate a specific activity number for the DDO.

2. After the DDO is approved, the Letter of Approval has been issued and the appeal period passed, please provide the following under permit # TC-RES-0526-02331:

a. Include all structures on the site plan and as room allows, add the project scope also. If any have been removed this past year, please note these on the plan. Pima County recent aerial Pictometry (2026) shows structures located east and north of the 192 sf accessory structure. Another structure appears northeast of the residence as viewed in the 2023 Google Maps. This structure appears to be missing on the 2026 Pima County aerial Pictometry layer, but should be noted. Shade sails fall under the definition of structures.

b. Recalculate lot coverage. Per Unified Development Code (UDC) 6.4.3.B.3. and discussed in Comment 3 from the 5/12/26 residential zoning review, include the vehicle use areas (VUA) in the lot coverage. Only the VUA and enclosed structures are used to calculate lot coverage.

c. Provide a comment response letter addressing ALL staff comments.

3. Additional comments may be forthcoming depending on responses to zoning review comments and plans submitted for the next review.

The City of Tucson Unified Development Code may be accessed here: www.tucsonaz.gov/Departments/Planning-Development-Services/Codes/Zoning-Code .
