Please resubmit revised drawings with a detailed response letter stating how all Zoning Review Section comments were addressed.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.6, .9, & .10.

Comment 1: Please note that the code enforcement case referenced in the project description, CE-VIO0226-00983, provides this concern: “Trash/junk and overgrown vegetation in their front/back yard.” There is no mention of lot coverage issues in this complaint.

This property is located in the R-2 zone, which allows for 70% lot coverage for single-family properties, and not 25% as mentioned in the project description.

If acquiring a permit for the other accessory structures is desired, they may be added onto the next iteration of the site plan within this permit application. Please note that additional steps may be required for anything which encroaches the required 5’ side and rear lot minimum setback.

Comment 2: The minimum required setback at the rear of the property is 5’, per UDC table 6.3-2.A. Applying for a design development option (DDO) would allow for a reduced setback of 3’, as shown on the provided site plan.

Comment 3: Per UDC 6.4.3.B.3.b., vehicular use areas are included in lot coverage calculations. Please include a line item for the driveway and other vehicular spaces in the lot coverage calculations and update the total lot coverage.

Comment 4: Please revise the zoning label on the site plan from R-1 to R-2.

Comment 5: Please provide more details about the existing structures on the site plan and directly label everything that is to be removed. Draw, label, and dimension all existing structures on the site, including the primary home, vehicular use area, accessory structures, fences/walls, and shade structures/canopies. Please include setback measurements for the structures.
