Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. For facilitating a shorter review time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. Provide a response letter addressing each comment with location of change on the plans. Submit the separate response letter and plan set files.

Site Engineering Review Comments:
1. This property located at 9036 E WRIGHTSTOWN RD is located entirely within a FEMA AE floodplain associated with the Hidden Hills Wash that exists along the Eastern drainageway by the property. As this is a residential building permit for improvements to a structure located within a designated flood hazard/floodplain, it will require the submission of a separate floodplain use (FPU) permit application with an associated cost estimate. The FPU permit is a separate permit that can be submitted within the sub-records of this residential permit through TDC Online.
a. For the submission of the FPU permit, the contractor must provide a detailed cost estimate in accordance with Substantial Improvement and Substantial Damage (SI/SD) requirements. The cost estimate must be submitted on official company/contractor letterhead and shall itemize all costs associated with the proposed scope of work, broken down into separate line items including, but not limited to:
i. Labor (all trades)
ii. Materials and Equipment
iii. Overhead and Profit
iv. Warranties, Permits, and Fees
b. The cost estimate must reflect the full market value cost to complete the proposed work. Estimates that reflect only partial scopes, discounted rates, or owner-supplied labor must still account for the fair market value of all work performed. NOTE: Lease agreements, payment plans, financing agreements, or any other financial instrument will not be accepted as a substitute for a bona fide contractor cost estimate.
2. Site Engineering will be unable to approve permit TC-RES-0526-02321 until the associated FPU permit is approved. It is recommended that the FPU permit process be started and achieve approval and issuance prior to the resubmission of this permit to ensure no project delays and review overlap.
