This site is located within the NR-1 Zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Comment 1 from the Residential Zoning review conducted on 05/08/2026 was not addressed. Provide a site plan meeting the requirements shown in the Full site plan found in the following link: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Site-Plan-Examples

2. Comment 2 from the Residential Zoning review conducted on 05/08/2026 and a comment from the 05/15/2026 review by the Design Review team were not addressed. These discussed the requirement for a design review since project lies within the Jefferson Park Historic District. A Preservation Zone Design Review is required and must be approved prior to Residential Zoning approval.
