The provided elevations do not match the plans. Elevations show a door on the East side where the plans show a window. The North elevation shows a window where the plans show none. The West elevations show no openings where the plans show a window. 4. Show compliance with emergency escape requirements R319.2 - R319.2.3. Note: a window with an A/C unit mounted in it cannot be used for emergency exit. 5. Cassidy, Planner Planning & Development Services Department – Current Zoning Review Section PROJECT: TC-RES-0526-02295 – Residential Building – Addition of home office 1051 E HAMPTON ST TUCSON, AZ 85719 (NR-1 Zoning) Site Plan Review – 1st Review TRANSMITTAL DATE: May 08, 2026 This site is in the NR-1 Residence Zone (UDC 4.7.8). A single-family residence is permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9 for 1 unit; Plan review for the above referenced addition in the form of a home office has been completed. This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment updates; revisions are processed if changes occur after the permit is issued. 1. COMMENT: The scope is entitled home office, but the plan view graphics and lot coverage table depict/reference a bedroom. Clarify what the addition is specifically intended for and indicate on the existing residence floor plan where all the existing bedrooms are. Refer to Comment #7 (below). 2. COMMENT: Draw, label and dimension existing parking and vehicular use area. The total vehicular use area (driveway, backup areas, parking stalls) is part of the lot coverage calculation (total vehicle use area + total enclosed architecture on-site / total lot square footage = % coverage). 3. COMMENT: The lot is 80’-0” x 150’-0” = 12,000 square feet (11,924 sf currently shown). Update lot square footage and lot coverage table accordingly. 4. COMMENT: Provide a setback table that includes front yard setback = 20’-0” (east or south property line*), side yard setback = 10’-0” (east or south property line*), and the north and west interior yard property line setbacks at 5’-0”. *Owner decides which is which but communicate choice on site plan. 5. COMMENT: The site plan provided is incomplete. COMMENT: The site is in the Neighborhood Preservation Review (NPZ) overlay. Review per https://codelibrary.amlegal.com/codes/tucson/latest/tucson_az_udc/0-0-0-4427 . A NPZ review may be required since the project is within the NPZ overlay and proposed exterior modifications to the structure are visible from the right of way. COMMENT: As this property is in the NR-1 zone, please include a complete floor plan of the house to show you are following UDC 4.9.7.B.7. For any new single-family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used. 8. COMMENT: Additional comments may be forthcoming on the next review based on responses to Zoning and other PDSD reviewer comments.
