Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections.

Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files.

PLANS:

1. Provide a Roof Framing Plan showing the rafters sized for supporting 40 lb/sf live and 10 lb/sf dead structural loads (Table R802.4.1(1)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.
2. Provide a Roof Framing Plan with dimensions showing the beams sized for supporting the appropriate live and dead structural loads (Table R602.7(3)) or provide an engineer’s calculation, design, and seal for a performance design when minimum sizes are not code compliant with the IRC, R301.1.
3. Provide stairway details showing compliance with R311.7 and landing showing compliance with R311.7.6.
4. Show guardrails surrounding the entire deck space with opening not exceeding 4” in compliance with 312.1 and fasteners showing compliance with R311.5.

Roof Deck Access (1st Review)

TRANSMITTAL DATE: June 27, 2025

COMMENTS: Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to:
a. The property dimensions are not correct. Review the Desert Hills final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/details/1745, and provide the correct property dimensions.
b. The lot coverage calculation is not correct. Per UDC Article 6.4.3.B.3.b Vehicular use areas, measured within the outside edges of any area allocated to vehicle use, whether improved or unimproved are included in the lot coverage.
c. Show all utility lines on the site plan
d. The plot plan shall be drawn at an engineering scale, i.e. 1” = 10’, 1” = 20’

2. As the structure that the deck is on was not permitted provide permit documents and include the structure in this permit. Zoning acknowledges that permit, T11CM01829, for a shed located in the general area of the proposed deck was approved but as the size does not match what is proposed the structure needs to be permitted.

3. The 5’-0” setbacks shown along the northeast and southwest property line are not correct. Review UDC Table 6.3-2.A and provide the correct setbacks.

4. The 10’-0” setbacks shown along the northwest property line is not correct. Review UDC Table 6.3-2.A and provide the correct setbacks.

5. Provide height dimensions from the top of deck to design grade, UDC Article 6.4.5.B & Figure 6.4.5-A, so that perimeter yard setbacks can be determined.

6. Per UDC Table 6.3-2.A the minimum perimeter yard setback from the proposed deck to the northwest property line is the greater of 6’-0” or 2/3 the height of the exterior building wall. Until comment 5 is addressed Zoning cannot determine the required perimeter yard setback. As the structure does not meet the minimum 6’-0” setback a Design Development Option (DDO) must be submitted and approved to reduce the required setback.
