This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. The plans for a detached habitable space requires 2018 IRC utility service compliance. Provide construction plans with sheet numbering in a single PDF file. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. 2. Show the square footage of living space and covered patios, R106.1.1. PLANS: 1. Show exterior dimensions consistent with the site plan including patio covers, R106.1.1. PLUMBING PLANS: 1. Show an appropriate yard pipe between buildings or remove the plumbing fixtures, P2903.7. 2. Show an individual accessible water supply shut off and water heater for the detached unit, P2801.1 & P2903.9.1. MECHANICAL PLANS: 1. Show the HVAC system size accordance with M1401.3, M1601.1. ELECTRICAL PLANS: 1. Provide a Riser Diagram showing the feeder size to the detached building sub-panel. 2. Designate the circuit number at the location of each light fixture, receptacle, appliance, and equipment disconnect switch, R106.1.1. 3. Show a wall switch controlled light at outdoor entrances or exits and all habitable rooms, E3903.3. 4. Interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights, and smoke detectors require combination type arc-fault circuit interrupters, E3902.16. Add notation to plans. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10. 1. Provide a residential plot plan that meets the requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example, to include but not limited to: a. The north, south & west property line distances are not correct. Per Pima County Assessor’s Record Map and the legal description, “COLUMBUS LOT 2 EXC E80' BLK 8” the north distance should be 55’, south 80’ and west 85’. b. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements. c. Provide a dimension from the centerline of North & Fair Oaks to the face of curb, and from the face of curb to the applicable property line. Per Construction Plan I-655, found at: https://maps-and-records.tucsonaz.gov/construction-plans/details/I-655, sheet 5, the distance from center line of North to the face of curb is 18’ and from face of curb to the west property line is 12’ and sheet 24 the distance from center line of Fair Oaks to the face of curb is15’ and from face of curb to the north property line is 10’. d. Show all utility lines on the plot plan. e. Indicate the zoning of this parcel and all adjacent parcels on the plot plan. f. Provide the legal description “COLUMBUS LOT 2 EXC E80' BLK 8” on the plot plan. 2. Provide the wall heights for the office on the plan so that perimeter yard setback requirements can be determined. Perimeter yard setbacks are based on a wall height measurement from design grade to the highest point of the exterior wall UDC Article 6.4.5.B & Figure 6.4.5-A. 3. The submitted plan shall be submitted as a single multipage PDF file.
