This letter reflects comments to be addressed. Provide a separate Comment Response Letter when submitting updated plans. Facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions, and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations to the building with 2018 IRC code compliance. The plans require sufficient detail for demonstrating minimum building code compliance for passing all progress inspections. Note the 2018 IRC reference on the plans. The 2024 IRC will be in effect Jan 1, 2026. The plans require additional changes for showing 2018 IRC compliance of construction performed without a permit. Provide construction plans with sheet numbering in a single PDF file. Provide a response letter addressing each comment with location of change on the plans. Submit separate letter and plan set files. Provide a clear and concise construction plan set. Sample drawings are available for understanding details. Show the location and size of utility water, electric and sewer lines, R106.1.1. Identify the utility lines requiring upgrade or replacement. PLUMBING PLANS: 1. Clarify the pipe diameter at the point of connection of the supply water line, P2903.7. 2. Show an individual accessible water supply shut off for the building, P2903.9.1. 3. Show all drainage fixtures with connection to the public sewer system, P2602.1. Gray water discharge may be used as a secondary option with an appropriate diverter valve, P2601.2 & Table P3009.9. ELECTRICAL PLANS: 1. Show the location of the Electrical Panel and indicate the circuit supplying electricity to the building, E3601.6.2 & E3705.8. 2. Provide underground feeder conductors for accessory structure and conductors sized with a minimum rating for the demand, E3602.1 & E3705.1. Refer to Table E3705.5.3 for sizing 15-, 20- & 30-AMP branch circuit conductors and protection ratings. 3. Show cable protection with conduit where subject to physical damage, E3802.3.2 and Table E3803.1. The structure exists in a FEMA Zone AE Floodplain, and will require a floodplain use (FPU) permit. 2. Please apply for an FPU permit on TDC-Online.tucsonaz.gov through this permit TC-RES-0525-02728. Locate “Sub-Records” and apply for a “Floodplain Use Permit.” Upload the revised documents – outlining flood venting specifications. 3. Flood venting will be required according to Tucson Code PART II Chapter 26, Section 26-11.2.(8). A minimum of two openings will be required. The vents will have a total net area of not less than one square inch for every square foot of enclosed area.
