A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9. RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed. 1. Comment 1 from the zoning review completed on June 23, 2025, instructed that the vehicle use areas needed to be added to the lot coverage. Vehicle use areas are measured within the outside edges of any areas allocated to vehicle use, whether improved or unimproved, per UDC 6.4.3. Please provide this information and recalculate lot coverage. 2. The Pima County Assessor’s records www.asr.pima.gov/ParcelData/Apex/13328/1130-1.JPG show the residence is 1,770.2 sq. ft. and the carport, which has now been converted into a room and pending zoning approval for TC-RES-0925-04550 contains 327.6 sq. ft. Together, these total 2,097.8 sq. ft. The site plan lists 2,821 sq. ft. as a total under roof. Where does the extra 722.2 sq. ft. come from? Lot coverage is the total of enclosed structures and the vehicular use area divided by lot area. Please provide this information and recalculate lot coverage. 3. Sheet A1 does not provide the size of the porch. Please dimension the proposed porch. 4.
