This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. This comment was not addressed correctly. The calculation still shows a Porch included in the calculation. The lot coverage calculation does not appear to be correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. It’s not clear that the entire vehicle use area is included in the calculation. Provide a calculation that meets the requirements & UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example. 2. This comment was not addressed. Zoning was not able to find a permit for the carport enclosure. Also, based on aerial photo there is no garage door on this enclosure. Based on aerial photos the carport was recently enclosed to a room. Zoning was not able to find approve permit documents for this enclosure. Either provide approved permit documents of include the enclosure in this permit.
