This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 1. The lot coverage calculation does not appear to be correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation. It’s not clear that the entire vehicle use area is included in the calculation. Provide a calculation that meets the example shown on the Residential Plot Plan Requirements. It is not clear if the lot coverage calculation includes the vehicle use area. Provide a lot coverage calculation that meets the requirements of UDC Article 6.4.3 and the example shown on the Residential Plot Plan Requirements found at: https://www.tucsonaz.gov/Departments/Planning-Development-Services/Permits/Plan-Examples/Plot-Plan-Example. 2. The 6’-0” front yard setback shown is not correct. Review UDC Article 6.4.5.C.1.a and provide the correct front street perimeter yard setback. 3. Based on aerial photos the carport was recently enclosed to a room. Zoning was not able to find approve permit documents for this enclosure. Either provide approved permit documents of include the enclosure in this permit.
