COMMENTS: Provide a detailed response letter with your submittal that clearly shows how you have addressed all Zoning comments.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

The lot coverage calculation is not correct. Per UDC Article 6.4.3.C.1.a Roofed areas, porches, open on at least one side are not included in the calculation.

1. The south perimeter yard setback is not correct. Review UDC Article 6.4.5.C.1.b and provide the correct side street perimeter yard setback.

2. Per the El Cortez Heights final plat found at: https://maps-and-records.tucsonaz.gov/subdivisions/search?book=07&pg=006, there is a 5’ utility easement on the east side of this property that runs along the east property line. Show this easement on the plot plan.

3. Based on the submitted plan you are proposing a site fence within the easement mentioned above. Provide written permission from all utilities that have rights to this easement allowing the fence within the easement with the next submttial.
