A single-family residence is a permitted use in this zone (Table 4.8-1) subject to Use Specific Standards 4.9.7.B.6, .8, & .9. Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed. 1. Comment: Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’, however, the wall or fence may be higher than 6’ but no higher than 10’ if: • At least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements such as arches, columns, wrought iron; • Part of, or located on top of, a retaining wall no higher than 10’ measured from design grade and no higher than 6’ measured from the top of the retaining portion of the wall; • A greater height is required through the rezoning process or the special exception land use process; or • A greater height is required by a specific UDC standard. The proposed metal corrugated steel fence in the back of the property is 7’ which exceeds the maximum allowed height of a fence/wall and does not meet the criteria above. Either reduce the height of the rear fence to 6’ or apply for a Design Development Option (DDO) to increase the allowed height of the proposed fence to 7’.
