This site is located in the R-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: There is a storage container on the South property line that appears in aerial imagery around 2023. Site zoning was unable to find a permit for this storage container. Either provide permit documentation for this container or apply for a separate residential addition/alteration permit to get the storage container permitted. Site zoning is unable to approve this permit until a permit for the storage container has been started and the Design Development Option (DDO) has been approved. Please see below for DDO comments.
2. Comment: Per UDC 6.6.2.I, the maximum height of a wall or fence within a perimeter yard shall be 6’, however, the wall or fence may be higher than 6’ but no higher than 10’ if:
• At least 75% of the area above 6’ in height is left unobstructed and open through the use of architectural elements such as arches, columns, wrought iron;
• Part of, or located on top of, a retaining wall no higher than 10’ measured from design grade and no higher than 6’ measured from the top of the retaining portion of the wall;
• A greater height is required through the rezoning process or the special exception land use process; or
• A greater height is required by a specific UDC standard.
The proposed privacy fence is 7’ which exceeds the maximum allowed height of a wall and does not meet the criteria above. Either reduce the height of the fence to 6’ or apply for a Design Development Option (DDO) to increase the allowed height of the proposed fence to 7’. Please apply for your DDO as a sub record in the permit workflow.
