This site is located in the NR-1 zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

Comments: Please resubmit revised drawings along with a detailed response letter which states how all Zoning Review Section comments were addressed.

1. Comment: Under scope of work, it lists the ADU being 480 square feet however under Area Calculations, the ADU is 470 square feet. Please update to ensure consistency with square footage provided.
2. Comment: Under zoning info, the setback dimensions, lot coverage calculations, and allowed height are incorrect. Front street setback is 20’, side street setback is 10’, rear setback in the NR-1 zone is 6’ or 2/3 Height of the proposed exterior wall (whichever is greater), lot coverage calculations allowed in the NR-1 zone is 70% not 50%, maximum allowed height in the NR-1 zone is 25’ not 30’. Please update accordingly.
3. Comment: Previous comment 4 not addressed. Please include the surrounding zoning classification as noted on the sample site plan.
