This site is located within the NR-1 Zone (UDC 4.7.8). A single-family residence is a permitted use in this zone (Table 4.8-2) subject to Use Specific Standards 4.9.7.B.5 - .9.

RESUBMITTAL OF THE FOLLOWING IS REQUIRED: Please correct plans, as noted in the comments below, along with a response letter indicating how all Site Zoning comments were addressed.

1. Please do not resubmit TC-RES-0525-02575 until the Neighborhood Preservation Design Review has been approved.

2. Once the Design Review (SD-0526-00077) has been approved, please upload the decision letter with the site plan and other construction packet materials for TC-RES-0525-02575 and include a response letter addressing all staff comments for this review cycle.

Edits to and comments regarding Site and Landscape Plans are as follows:

3. The project is a Middle Housing project due to the density in the R-1 zone and needs to be labeled Middle Housing. This project also qualifies for a parking waiver, if so desired because the site is within a ΒΌ mile radius of several public transit routes and approved bicycle pathways. 4. Provide a Scope of Work on Sheet A.01. More detail is required for the proposed fencing, if any, and gates such as materials and height.

5. Ideally, the Site Plan contains the Landscape Plan and notes.

6. Label the carport on Sheet A.01. This is shown in the construction plans and on the Landscape Plan, but not on the Site Plan.

7. Sheet A.01 and the Landscape Plan contain lot coverage information that do not match. For example, the site plan shows the lot to contain 7,200 sf and the Landscape Plan shows the lot to contain 7,500 sf.

8. The Landscape Plan does not demonstrate the required groundcover requirement. Here is the formula: The total linear feet of street frontage minus the curb cut width multiplied by 5.
